If you require the supply and installation of any energy improvement measures, proposed by the EPC or outside of the EPC, Green Earth Energy Improvements can project manage this for you. What is an EPC survey and what does it involve?

An EPC uses data from the property to calculate a grading between 'A' and 'G,’ where 'A' is the most energy efficient. It also provides data about the carbon footprint of the property and recommendations for improving the energy efficiency and in turn the grading, of the property. This not only helps the environment but reduces domestic energy bills and saves you money.

The EPC assessor will need to access all rooms as well as the loft. They are also required to inspect heating systems and controls, take measurements and take photographs of all key data included in the survey. The EPC survey is non-invasive, and a visual inspection is all that is required.

Under current EU legislation, a domestic EPC is valid for 10 years.

How much does an EPC assessment cost?

What measures will an EPC recommend I undertake?

The recommendations generated by an EPC survey often include measures such as loft, floor or wall insulation, double or secondary glazing, low energy lighting, solar panel installation, air or ground source heat pumps, storage heaters, heat recovery systems, underfloor heating, condensing boilers and so on. The suggested measures generated are based upon the compatibility with the property, based on a number of factors such as age, structure and location of the property. An EPC will demonstrate estimated costs and payback times of any recommended measures and the new EPC rating should the measure be undertaken.

Are the proposed energy savings realistic?

Cavity wall insulation was shown to save on average 1,700 kWh, approximately £250 per year for a detached property, and increasing loft insulation to 270mm was shown to save on average approximately £215 per year.

What is the minimum EPC rating I need to achieve?

In April 2018, Minimum Energy Efficiency Standards made it a legal requirement for all privately owned properties to have an EPC rating of at least an 'E' before they are let. This is part of the government’s commitment to combating climate change and is the first step in their aim of making all homes a 'C' grade by 2035, and 2025 for all privately rented properties. Those who fail to make the necessary changes will be subject to the appropriate fines: up to £5,000 per domestic dwelling.
